The Path to Your First Home
Talk with Karla about your goals and budget
We start with a conversation — no pressure, no commitment. I want to understand what you're hoping for and what feels comfortable.
Get pre-approved by a licensed lender of your choice
Pre-approval (a letter from a lender saying they're willing to lend you a set amount) shows sellers you're serious. Work with a licensed lender you trust.
Search and tour homes
We look at homes that fit your goals and budget, and tour the ones that interest you most.
Make an offer, inspect, and close
I help you write and negotiate your offer, schedule inspections, and guide you through to closing — the day the home becomes yours.
Mortgage Basics in Plain English
Pre-qualification is a quick, informal estimate of what you might borrow. Pre-approval is more formal — the lender reviews your finances and gives you a letter stating a loan amount they're willing to offer. Mortgage pre-approval carries more weight with sellers.
When a lender reviews your mortgage application, they generally look at your income, credit, debts, and savings to understand what you can comfortably afford. I won't quote numbers — that part is for a licensed lender.
I'm not a lender, but I'll help you understand the process so you can choose the right one.
